We take site
preparation very seriously as this is the first step to your satisfaction.
We want to be sure that whether we are working inside or outside of your
home that the only evidence of our having been there is a beautifully
painted area. We do not leave a mess behind nor do we damage your property.
Our mission is to beautify and that is what we do.
Our
Interior Preparation includes:
- All heavy furniture is to
be moved by the contractor to the middle of the room and covered with
new plastics. The homeowner is responsible for removing all
small items and breakables.
- All floors will be
protected with clean rubber backed canvas and/or professional use drop
cloths.
- All switch plates are
removed prior to painting (painted if owner requests) and replaced
after painting is completed.
- All drywall and/or plaster
repairs are made including all reasonably unsightly
imperfections. This includes nail pops and loose plaster.
Loose corner beads will be secured and skimmed and any picture hanging
holes or curtain rod holes filled at owners request. These
patches will sometimes require 2-3 coats of joint compound, then
allowed to dry. Compound is then sanded and primed before any
finish coating is applied.
- All woodwork is sanded and
checked for imperfections. Imperfections large enough to fill
will be filled with appropriate wood filler, then sanded and primed
before any finish coating is applied.
- All caulking of any cracks
where wood meets wood or painted wood meets drywall will be done using
acrylic latex caulking which comes with a manufacturer warranty of not
less that 40 years of durability.
- Only top-line paints will
be applied. Sheens (flat, eggshell, satin, semi-gloss or high
gloss) will be discussed with the homeowner and listed on the work
detail.
- Wallpaper projects receive
the best quality wall size/sealer to promote adhesion and ensure
strippibility in the future.
- Prepasted paper is
installed using a paste activator adhesive, not by dipping in water,
to ensure better adhesion and seam appearance.
- We are also able to
remove/renovate existing wallcovering and paint or repaper.
- When work is completed all
work areas will be vacuumed and all furniture replaced to its original
position.

Our
Exterior Preparation includes:
- All surfaces to be painted
will be thoroughly cleaned to remove any dirt or mildew before
painting.
- All loose paint, caulking
and glazing will be removed.
- All gapped or failed
caulking will be overcoated with siliconized acrylic latex caulk with
a manufacturer's warranty of not less than 40 years. Glazing
will also be replaced if necessary.
- All areas where preparation
or painting is taking place will be covered with drop cloths.
(ie. driveways, walkways, shrubbery, etc.)
- All areas where loose paint
has been removed to the point of exposing bare wood will be spot
primed with proper primer-sealer before any finish coatings are
applied, unless Sherwin Williams Duration, which is self-priming, is
specified.
- All woodwork is sanded and
checked for imperfections. Imperfections large enough to fill
will be filled with appropriate wood filler, then sanded and primed
before any finish coating is applied.
- Vertical drainpipes
(downspouts) are generally removed. Horizontal gutter systems
are not. The gutters themselves are paintable, however.
- Specified coats, per
agreement, will then be applied.
- When work is completed all
work areas will be cleaned to the client's satisfaction.
